How We Plan, Design, and Build Your Project

Our design-build process is built around one goal: know the scope, the selections, and the price before a single wall comes down.

Why Design-Build

Most remodeling horror stories trace back to the same failure points. The architect drew one thing, the builder priced another, and the client paid for the gap. Design-build closes that gap. At PEGASUS Design-To-Build, you work with one team from the first conversation to the final punch list, which means one accountable party, one plan, and one price.

Getting Started

Call us to talk through your project. If it seems like a good fit, we will schedule an Initial Project Consultation with our Architectural Designer at your home. When we meet, we will explore your project in more detail, confirm your budget range, and do a preliminary site inspection. From there we will prepare a design agreement and a budgetary estimate. If you decide to move forward, we will start working with you on the design.

Design Services

Our Architectural Designer begins working on your conceptual floor plans and presents you with several initial options. Throughout the design process you will see detailed, photo-realistic, three-dimensional renderings, and you will be invited to our office for a Virtual Tour of your new space. It is the best way to see your rooms before they are actually built.

The design phase ends with a detailed budgetary estimate built on allowances. Allowances are placeholder numbers for the finish selections we will work through with you after you sign on for construction. The estimate covers project costs, scope description, project plan, and a preliminary schedule. We review it together and adjust as needed before you sign the construction Letter of Intent.

Pre-Construction

When you are satisfied with the design and the estimate, you sign our construction Letter of Intent. That formalizes your commitment to PEGASUS Design-To-Build, moves you onto our construction schedule, and triggers the next phase of work: structural engineering, stamped drawings, and a permit-ready set of construction documents.

The same Architectural Designer you have already been working with carries you through pre-construction. Together you finalize allowances, walk through finish selections, and lock down every decision that drives price. Once all selections are finalized, at least seven weeks before construction begins, we update the estimate to reflect your personalized choices and have you in to sign the construction agreement.

Construction

Once construction begins, we communicate with you daily so you always know where things stand. Each project also has its own dedicated project website with specifications, plans, schedules, and other documentation, accessible to the entire team and to you twenty-four hours a day. Everyone stays on the same page, and the information you need is never more than a click away.

Ongoing Relationships

After your project is complete, we check in with you periodically during the warranty period to be sure your new space is problem-free. We are always available to answer your questions and address any concerns. Most of our work comes from clients who refer us to their neighbors, and that only happens when we stay accountable long after the keys change hands.

Common Questions About Our Process

Do I need to hire an architect separately?expand_more
Not separately. Our in-house Architectural Designer leads the design phase. When structural or stamped drawings are required for permitting, we bring in our engineering partners after you sign the construction Letter of Intent. Everything is coordinated under one agreement.
What is a design agreement?expand_more
It is a paid engagement that funds the design phase: conceptual drawings, selections planning, and a detailed budgetary estimate built on allowances. Design fees pay for the design work itself. They are not a deposit on construction.
How do you handle change orders?expand_more
We work hard to minimize them by walking through finish selections in detail before construction starts. Most change orders we see come from one of two places: a client decides to revise or add to the scope mid-build, or a hidden condition is uncovered after demolition. When either happens, we walk you through the change, the cost impact, and the schedule impact in writing before any work continues. The process is transparent, and the decision is always yours.
