HOME ADDITIONS IN MELROSE AND THE Northern Boston suburbs

A new primary suite, a real family room, a tear-off second floor, or the addition your house has been waiting for, designed to feel like part of the home, not tacked on

The Addition You Cannot Tell Is an Addition

The best home additions disappear into the rest of the house. A visitor walks through and cannot tell where the original home ended and the new space began. That only happens when the addition is designed in proportion to the existing home, built by trades who know how to match period details, and coordinated by one team from first sketch to final walk-through. PEGASUS Design-To-Build has been designing and building additions for families across the Northern Boston suburbs for 25 years, and we treat matching the existing home as design table-stakes, not an add-on.

A good home addition gives you the room you needed without costing you the character of the home you bought. The primary suite over the garage reads like it was always part of the second floor. The family room off the back of the house has the right ceiling height, the right window proportions, and the right flooring to connect cleanly to the rest of the first floor. The materials weather the same way across the existing home and the addition, so in five years no one can tell which is which. That level of integration is a design problem long before it is a construction problem. We design every addition under one in-house team, then coordinate the structural engineering and stamped drawings with our long-standing engineering partners after you sign the construction Letter of Intent. We also handle tear-offs and second-floor additions, where we strip the roof and build up rather than out. Projects that expand the kitchen specifically fall under kitchen additions.

How Our Design-Build Process Fits a Home Addition

Additions live at the intersection of zoning, structure, design, and construction, which is why a lot of them fail quietly. We handle that complexity by making the pre-construction phase do most of the heavy lifting. We start with feasibility and zoning, so you know exactly what is buildable on your lot. Our Architectural Designer leads design through conceptual drawings and a budgetary estimate built on allowances. After you sign the construction Letter of Intent, our engineering partners produce stamped structural drawings, and the same designer carries you through finish selections and a permit-ready construction set.

When construction starts, your project runs with a dedicated project manager, daily communication on what is happening on site, and a clean job. Because we already designed around the existing home during pre-construction, there are no surprise framing issues, no material sourcing scrambles, and no "we didn't know that wall was load-bearing" conversations mid-build.

Common Questions About Home Additions

How long does a home addition take?expand_more

Most home additions take five to six months of construction once we break ground. Design and pre-construction add time on the front end and depend on the size of the addition, structural scope, and your town's permit process. We confirm the full schedule with you before signing the construction agreement.

How much does a home addition cost in Melrose or the Northern Boston suburbs?expand_more
Most home additions we complete range from $100,000 to $250,000 or more depending on size, type, and finish level. A primary suite addition sits at a different price point than a single-room family room or a second-floor tear-off, and our Cost Guide breaks down what drives the difference.
What types of additions do you build?expand_more
We build primary suites, family rooms, in-law spaces, second-floor (tear-off) additions, and bump-outs. The right type depends on your lot, your zoning, and what problem you are trying to solve. That is one of the first things we work through in the discovery conversation.
How do I know if my lot allows an addition?expand_more
We review your setbacks, lot coverage limits, and local zoning requirements early in the process so you know what is feasible before design begins. If there are constraints, we will tell you upfront.
Will an addition match the existing home?expand_more
That is a specific focus of our design work. Our Architectural Designer specializes in matching rooflines, exterior profiles, trim details, and proportion so the new space reads as part of the original house, not an afterthought.
What is included in the design phase?expand_more
Our design phase includes basic selections and a set of conceptual drawings of the addition layout and how it connects to the existing home. The estimate marks the end of the design phase and includes allowances for the finishes we work through with you after you sign on for construction. Structural engineering and stamped drawings come after the construction Letter of Intent. You can read more about how our process works.
Do you offer a warranty?expand_more
Yes. We provide a one-year limited warranty on our labor and materials.

Every project starts with a conversation. We come alongside you to understand your vision, your home, and your investment range, then align on scope and priorities before any drawings begin.

2 | Design
Our in-house Architectural Designer turns your goals into conceptual drawings and a budgetary estimate built on allowances. After you sign the construction Letter of Intent, the same designer carries you through pre-construction, where we finalize every selection, bring in engineering for stamped drawings, and lock down a firm construction price.
3 | Deliver
Once the design is approved, our project manager and craftsmen take your plans from concept to completion with daily communication and detailed scheduling. The result is a home finished to the standard you agreed to, on time and on budget.

In Our Clients' Words

They did excellent work for us in a redone basement and bathrooms ~4 years ago. Still holding up brilliantly!

Liz Lehtonen

Pegasus did a first floor addition to our home which included a primary bedroom, spacious closet, three piece bathroom, and pantry space. I cannot say enough positive things about working with this company! They made our vision come to life (thanks Jenna!) in a tight space. Start to finish everyone we interacted with was personable, highly skilled, and responsive. The project was completed on budget and quicker than the initial time projection. We lived in the home with two toddlers and a dog during the construction (while also working from home) and it was truly minimally disruptive to our daily routines. We received daily emails on the progress of the work which was so helpful (Mike is the best!). The space is gorgeous and makes me feel like I'm living in a fancy hotel. They are the best contractors I have ever worked with! I would highly recommend them!

Lara Rubinstein

Pegasus was awesome. Their communication was prompt and pleasant, we loved working with them. Our kitchen came together beautifully and they planned a beautiful space for us to live in!! Jenna is both an artist and a genius. We loved her design!

Jenni Somers

We absolutely loved every step of the home renovation process with Pegasus. We had our kitchen redone, and they had great ideas on layout and materials. They were extremely organized and communicative, and every member of their staff that we interacted with was professional and wonderful to work with. And we love our new kitchen. We would gladly seek them out for future work, and highly recommend them.

Paula Kulis

We had an amazing experience with Pegasus. We completed a kitchen remodel and mudroom/master bath/closet addition. They were on time, on budget, and so nice to work with. Every single person on the team was wonderful, and now we're living in our dream home!

Erin Molloy

Pegasus Contracting recently completed a kitchen renovation for me, and from start to finish they were absolutely wonderful to work with. They provided great recommendations and advice at the beginning around all the aspects - design, cabinets, tile, counter, flooring, lighting, appliances. The quality of the work throughout was excellent, their team is very experienced, dedicated, and respectful. I was tremendously grateful for the daily communication from the project manager; what a difference it made when living through a renovation to be kept informed on progress and what was planned for the next day. With highly skilled workers and expert coordination of all the phases of the project, my kitchen was completed exactly on timeline. Wow!

Helen

Working with Pegasus was a great experience. We were very nervous about doing a major renovation due to the bad experiences of other family members we have, but Pegasus guided us through the entire process. Jenna was fantastic working with us on design options and once construction got underway, Mike provided us with daily e-mail updates so we knew exactly what was going on.

No renovation project is going to be totally smooth, but Pegasus takes a lot of stress out of the process. I'd happily recommend them to anyone else seeking to do a home improvement project.
