What a Remodel or Addition Costs North of Boston
Real prices from 112 PEGASUS Design-To-Build projects built 2020–2025
Here is what homeowners paid on 112 projects we designed and built from 2020 to 2025. A kitchen that keeps its layout runs about $70,000 to $125,000; one opened up to the rooms around it runs $130,000 to $225,000. A simple bathroom runs $50,000 to $70,000. An addition with a bathroom runs $205,000 to $360,000, and an addition with a kitchen and bathroom runs $355,000 to $545,000.
What our projects cost
Ranges are the middle half of our projects from 2020 to 2025, so a quarter came in below and a quarter above. Prices include change orders.
Cost per square foot
- Additions, 150 sq ft and up, foundation included: $345 to $555 per square foot.
- Gutting and renovating existing space: $130 to $205 per square foot.
Small additions such as mudrooms and bump-outs cost more per foot, because the foundation, roof and tie-in costs are spread over less space.
What's in the price
- Included: labor, materials, permits, project management, demolition and cleanup.
- Appliances are not included. You buy them; we install them.
- Design is its own agreement, roughly 1.5% of the project budget. For a $175,000 kitchen that is about $2,600.
A fixed price, not a moving target
We design and price your project before construction starts. Your agreement is a fixed price with allowances for finishes you choose, and it changes only if you change the job or pick finishes above an allowance.
What moves a project within its range
- Opening walls: a new beam and the rooms around the kitchen.
- New foundation and roof for an addition.
- Systems: electrical service upgrades, heat pumps, new plumbing lines.
- Finishes: cabinets, counters, tile and fixtures.
How we got these numbers
Every figure comes from what homeowners paid on PEGASUS projects completed from 2020 to 2025: the signed agreement plus change orders. We group projects by what was built, not by town, because cost follows scope. A range appears only when five or more projects back it. Updated October 2026.
